Serac Capital Partners Acquires Flexible-Use Office Project in Golden, CO
(DECEMBER 17th, 2021 – DENVER ) – Serac Capital Partners, LLC, a Houston based real estate firm, has invested over $28 million in the past 90 days in the Denver metro area. Serac Capital Partners has announced its second Denver area acquisition, a flexible-use office project in Golden, CO. The project consists of two single-story buildings that total 100,800 square feet on 9.8 acres and are 86% leased.
“We believe the Denver MSA’s strong fundamentals will continue to drive year-over-year growth for years to come. That growth is evident in the office leasing market which recently posted two consecutive quarters of 2.0+ MSF of activity and office-using jobs back to pre-pandemic levels,” said Serac Capital Partner’s CEO Wm. Roger Gregory. “Golden is a highly sought-after submarket with high barriers to entry and little vacant office space.”
The Golden Ridge buildings are prominently positioned within the City of Golden, an office flex micro-market that is approximately 1.8 million square feet and over 94% occupied. Tenants are attracted to the property’s proximity to light rail (five minute walk), retail amenities, and mountain access.

Woodforest National Bank provided financing for the newly acquired office building. Golden Ridge is the third property that Jason Lively and his team at Woodforest have financed for Serac.
CBRE’s Brian Hutt and Blake Holcomb will lease Golden Ridge.
Transwestern’s Karla D. Flowers and Cheryl Schwerin will provide property management services.

The property offers an unbeatable Golden location in Southwest Denver with mountain views and prime access just off Interstate 70 and U.S. Route 6.
