(OCTOBER 6, 2021 – ARLINGTON)  Serac Capital Partners, LLC, announced that it acquired Cooper Oaks Crossing, a neighborhood retail property located in the center of the DFW metroplex. The neighborhood retail center has three buildings that sit on 10.58 acres, total 86,776 square feet, and is 89% leased. Two of the buildings are comprised of in-line and anchor retail space and the third is a single-tenant pad building.

Roger Gregory. “Less than 15% of all retail is fulfilled through online channels. We focus on projects that are overweighted with tenants in the food, fitness, health, beauty, and entertainment categories, and tenants who provide specialized services, products, or experiences that cannot easily be replicated online.”

Cooper Oaks Crossing is prominently positioned at the intersection of the highly trafficked major thoroughfares of S. Cooper Street and Green Oaks Blvd. This dense and affluent trade area provides the property with an estimated retail spending market of $1 billion. Furthermore, a lack of developable retail land creates a high barrier to entry into the market.

The neighborhood retail center is anchored by Planet Fitness, CareNow Urgent Care, and Crazy Cazboys. Crazy Cazboys is a newer retail concept started by John Cassimus, founder of the national chain, Zoe’s Kitchen. The combination of the new tenancy of Crazy Cazboy, Planet Fitness, and the soon to be open La Michoacana Meat Market will bring new traffic and life to this center as retail emerges from the challenges of the pandemic.
